What is the Austin MLS?
The Austin MLS is the Austin Central Texas Multiple Listing Service. Most people think of multiple listing services as databases of homes for sale. While this is true, it is important to note that the Austin MLS is not only a data repository, but also an agreement between members of the Austin Board of REALTORS® (ABoR) to cooperate and share information about homes in order to benefit their clients. The Austin MLS provides for the efficient distribution of information to ACTRIS users* about homes for sale or lease, as well as statistical information for the valuation or appraisal of real property.
When an Austin REALTOR® that is an ACTRIS user lists a home in the MLS, they agree to ensure the data for their listing is accurate and up-to-date. And because ACTRIS users pay MLS dues and can receive financial penalties for listing inaccurate information, ACTRIS is able to maintain the integrity of the data. This is an important bit of information because the integrity of the Austin MLS data (as well as the quantity of data) is what makes it such a valuable system that ultimately benefits consumers who enlist an ACTRIS user to assist them in their real estate transactions.
*ACTRIS is the Austin/Central Texas Realty Information Service, a wholly-owned subsidiary of the Austin Board of REALTORS® (ABoR) that owns and manages the MLS compilation. On Austin-MLS-Info.com, “ACTRIS users” shall mean ACTRIS participants, subscribers, and authorized assistants.
